We all have an idea of how our dream home would look. We can imagine how many bedrooms it would have, the size of the kitchen, and whether we’d have a scullery, an ‘outdoor room’ for entertaining or a spa pool (or all three)! We imagine what it feels like to have the people we love in our home. If you’ve reached that stage in life where you can finally make your dream home a reality, congratulations – let’s get down to business.


The journey to building your dream home all begins with research. Resources such as Pinterest and Trends ideas are great for inspiring ideas on home design, styles and quality.


Next, consider the land you’d like to build on. Do you have a section already, or are you on the lookout for the perfect location? Remember, the land will be a significant factor in your design possibilities. And then there’s finding the right people to help. Comparing different building companies should be an important part of your research and we would love to help with this.

A lot of our customers start by asking for their own copy of the Outpost book for an in-depth look at homes we’ve already built and to be inspired by others who are now living in their dream home. Once you have an idea of what you like, then it’s time for coffee and cake, our shout!


We are looking forward to getting together to discuss your ideas. Our team will provide you with all the information you need to decide on the type of build you’re after – from the time frame to your budget, the materials required and everything in between. If you already have purchased land or have a building site in mind, we could even meet you there for a tramp around!

So, you’ve decided to partner with us to help you build your dream? Great! We can’t wait to work with you. The particular Landmark franchise you choose to work with will depend on where you are wanting to build – the team will explain the unique requirements for getting your project underway in that area. Usually this will start with a Design Brief.

4. Design Brief





One of our specialties is in offering you a range of flexible options for building your home. You can choose between a customised Design & Build plan from scratch, a Ready to Build house plan from our popular Plans Collection, or a buy now House & Land package in your area.

Each approach can be tailored for aesthetics, space, land usage, the style of the home – and, of course, your budget. We work with you to ascertain the best option for building your unique home and scope the project to encapsulate all of your ideas, wants and needs into a clear design brief.

5. Design Underway





Our expert team of designers then kick off the building journey with the first concept plans. We work closely and collaboratively with you throughout this whole process and make any necessary revisions until you’re completely happy.


Once you’ve signed off the concept plans, we move onto creating what we call ‘Preliminary Plans’, made in conjunction with the latest building regulations. Again, we’ll go through any necessary revisions until we get your approval.



6. Pricing & Contract





Naturally, throughout the process, it is our commitment to keep you updated on the costs of your build. However, this point in the process is key as it is the last step before committing to the construction phase. Once your Preliminary Plans are approved and all revisions are accounted for, then we all know exactly what we are all looking at in terms of project scope and cost.


At this stage, your New Home Consultant will finalise other things like pricing, finance expectations and construction timeline – from here, they will formalise a Building Contract for final signoff.


Once you’ve agreed to the final design and price, you can have confidence your home will be delivered to your required level of investment. If you do make changes, our experienced team can manage variations with ease and cost them accurately so there are no surprises at the end.



7. Plans & Consents





After the design phase is complete, we are then able to proceed to engineering and prepare the final building plans ready for consent and construction.


These stages can be a little daunting for new homeowners, but we’ll be right beside you the whole time here to walk you through it. We take care of the red tape and tricky stuff like obtaining council consents and, while we sort the paperwork and the construction trades, you get to work on fun details like the interior design of your kitchen, wardrobe, lighting, furnishings, landscaping and more!



8. Building Underway





With consents and plans finalised, and all your selections confirmed, it’s time to build! From establishing the foundation to the construction and finishing of the exterior and interior, our skilled team of tradespeople have the job covered. We will keep you updated every step of the way, and we will meet you on site regularly throughout the build to watch your dream home come to life. It’s surprisingly exciting to watch walls go up, stairs go in or windows be installed as your home takes shape in front of your very eyes.



9. Live the dream





It’s the day you’ve been dreaming of, and we have all been working towards: it’s handover day! There is a lot of well-earned joy and celebration on this milestone day, particularly because we have likely become good friends in the process of building your home together. We pop the bubbles, high five and hug (unless that’s awkward), and stand back together to admire the stunning home that your dreams built. Then of course, we hand over the keys, you move in and get on with living the dream…
